The engineered-versus-solid debate plays out differently here than it does inland, and the deciding factors are usually humidity and what the floor is being installed over.

How they differ

Solid hardwood is one piece of wood throughout. It can be sanded and refinished many times over a very long life. It also expands and contracts across its width with humidity, which means it needs room to move and a substrate it can be fastened to.

Engineered hardwood has a real hardwood wear layer over a cross-laminated plywood core. That core makes it far more dimensionally stable. It can be refinished a limited number of times, depending entirely on wear layer thickness.

The slab question

A great many homes in this region are built on concrete slab. Solid hardwood cannot simply be nailed to concrete; it requires a subfloor system or a full-spread adhesive installation, which adds cost and complexity. Engineered flooring can be glued directly or floated over a slab, which is why it dominates here.

Concrete also holds and transmits moisture. Any wood floor over a slab needs a moisture test and an appropriate vapor retarder. Skipping that test is the most expensive shortcut available in flooring.

Humidity swings

Houses here cycle between conditioned dry air and very humid air. Solid wood responds by moving; engineered wood mostly does not. In a home occupied seasonally, where the air conditioning may run differently for months at a time, that stability is a substantial practical advantage.

What to actually compare

When shopping engineered flooring, the wear layer thickness is the number that matters most. A thick wear layer can be refinished and will last decades. A very thin one cannot be sanded at all and is effectively disposable. Two products that look identical on a showroom floor can differ enormously here.

Also compare the core construction. A proper plywood core outperforms a fiberboard core for stability and moisture tolerance.

Our general guidance

Over a slab, engineered, with the thickest wear layer the budget allows. Over a wood subfloor with a crawl space or a second story, either works and solid becomes genuinely attractive. In a bathroom or laundry, neither – use a material meant for standing water.

Whatever you choose, acclimate the material in the house before installation and follow the manufacturer’s humidity range. Most flooring failures we are called to inspect trace back to one of those two steps being skipped.
