Concrete and steel feel permanent, and wood feels like something that will need replacing. The historical record disagrees rather strongly.

Timber that outlasted empires

The temple complex at Horyu-ji in Japan includes structures widely regarded as the oldest surviving wooden buildings in the world, standing for well over a thousand years. Stave churches in Norway have stood since the medieval period. Timber-framed houses across Europe routinely pass several centuries with their original frames intact.

These are not preserved fragments in climate-controlled cases. They are buildings that have been rained on, snowed on, and lived in.

What they have in common

Three things, consistently:

  • They stay dry. Deep roof overhangs, elevated foundations, and good drainage. Wood does not rot because it is wood; it rots because fungi need sustained moisture. Keep it dry and the clock effectively stops.
  • They breathe. Traditional assemblies let moisture move through and out. Sealing wood inside an impermeable envelope traps water against it, which is why some modern retrofits damage old buildings that were fine for centuries.
  • They were built to be repaired. Pegged joinery can be taken apart. A rotted sill can be cut out and scarfed in. Nothing is glued or fastened in a way that forces you to destroy the whole to fix a part.

The lesson for a house in Florida

Our climate is harder on wood than most – heat, humidity, driving rain, and insects. But the principles do not change. Keep water off it and away from it, let assemblies dry when they do get wet, and build so components can be replaced individually.

The wooden elements we install that fail early almost never fail because the wood was inadequate. They fail because water found a way in and had no way out.

A useful reframe

If you are choosing between materials for a renovation, the question is not which material lasts longest in a laboratory. It is which assembly, in your specific climate and with your realistic maintenance habits, will still be sound in thirty years. Wood does very well on that test when it is detailed properly.
